Your job is to make them feel safe enough to sign. Confident words, delivered the same way every time, signal expertise. Expertise signals safety. Safety signals signature.

When you call them direct, you're walking into a one-sided negotiation where the other side has a pro and you have nobody. I'm not asking you to pay more — I'm asking you to make sure you don't overpay. Let me show you the form that protects you on just this one property — no long-term commitment, no exclusivity. You sign, I represent you on this house, and you keep your options open. Sound fair?"

The Delivery Rules That Lock In the Sign
- Pace: 130–150 words per minute. Faster sounds defensive. Slower sounds rehearsed.
- Eye contact: 70% on the buyer's eyes, 30% on the form/screen. Never on your shoes.
- Hands: Out of pockets. Pen down. The form on the table between you, not in your lap.
- Close every rebuttal with a question. The buyer must answer something — it breaks the freeze.
- Silence is a weapon. After the closing question, count to seven. Don't fill the space.

Why Florida Realtors Built Three Forms (Not One)
The Florida Realtors forms committee deliberately created a tiered structure because real-world buyers come in tiers. A skeptical first-time buyer who wants to see one house is NOT the same animal as a pre-approved move-up buyer ready for a 90-day exclusive search. Before you ever pull out a form, you ask three questions in the first 90 seconds of any buyer conversation:
- "Are you pre-approved or paying cash?" — Tells you if they're tire-kicker or buyer.
- "How many homes are you actively considering today?" — Tells you scope (one, few, market-wide).
- "What's your ideal timeline to be in a home?" — Tells you urgency (under 30 days = exclusive; 30–90 = showing; "just looking" = pre-touring).
These three answers tell you the form. The form tells you the conversation. The conversation tells you the close.

- Two reps under pressure = permanent muscle memory. The neural pattern locks in after the second pass.

The Science Behind Two Reps
Behavioral research is clear: the second rep of a script — delivered under social pressure with feedback — is what converts knowledge into reflex. The first rep exposes your weak spots (hesitation, filler words, defensive tone). The coaching between reps identifies them. The second rep cements the corrected version into your nervous system. After this session, you will not have "heard" the playbook. You will have RUN it. Twice. That's the difference between agents who close 35% and agents who close 70%.
The Drill Structure (Live in Today's Session)
- Pair up (5 min): You'll be partnered with another member. One plays the buyer, one plays the agent.
