Every state has a standard residential contract. Download the clean, unmodified version -- the one your association provides before anyone touches it.

Create a Claude Project for Contracts

Open Claude Pro and create a new Project. Name it something like "Contract Review - [Your State]". Upload your standard contract to the Project's knowledge base.

Then give Claude these instructions in the Project's system prompt:

Memorize this document word for word. This is our standard residential real estate contract for [YOUR STATE]. Every clause. Every contingency. Every timeline. Every obligation. This is your baseline. When I upload a new contract, perform a forensic comparison against this baseline and report: - Every difference, no matter how small - Any additions not in the standard form - Any deletions from the standard form - Any language changes and their implications - Changes that shift risk from one party to another - Shortened or eliminated contingency periods - Removed protections - Added obligations not previously present Always provide an overall risk assessment and suggest questions for my attorney.

Take a recent contract you've already reviewed manually. Upload it to your new Project and use this prompt:

I am uploading my state's standard residential real estate contract AND a modified version I just received. For the standard contract: memorize every word, clause, contingency, timeline, and obligation. For the modified version: perform a complete comparison and report every difference (no matter how minor), any additions not in the standard form, any deletions, any language changes and their implications, an overall risk assessment, and recommended questions for my attorney. I am a [buyer's/seller's] agent in [STATE].

A typical contract contains 8-20 distinct deadlines. Across 4-8 active deals, that's up to 160 individual deadlines to track. This prompt extracts them all and creates calendar events automatically.

Review this real estate contract and extract every deadline and time-sensitive obligation. For each item, provide: - The specific deadline or timeframe stated - The calculated calendar date (effective date is [DATE]) - Who is responsible (buyer, seller, agent, lender, title company) - What happens if the deadline is missed - Whether it can be extended and under what conditions Then generate Google Calendar links for each deadline with reminders at 7 days, 3 days, and 1 day before. Organize everything chronologically.

Side-by-Side Forensic Analysis

Use this when you receive a "revised" version and want to catch every change -- especially the ones the other side doesn't mention.

I am uploading two versions of a contract. Document A is the original agreed-upon version. Document B is the version I just received. Please perform a forensic comparison: identify EVERY difference between the two documents, no matter how small. For each difference, explain: - What was changed - How the change affects each party - Whether this type of change is typical or unusual Flag any changes that: - Shift risk from one party to another - Shorten or eliminate contingency periods - Remove protections from the original - Add obligations that weren't previously present Provide an overall risk assessment for my [buyer/seller] and suggest specific questions I should ask my attorney about the flagged changes.

Critical Warning: AI and Redacted Documents

Visual redaction is not true redaction. Black boxes, highlight overlays, and image-based covers do not remove the underlying text from a document. Claude and other AI tools can read right through visual redactions.

If you must upload redacted documents: ensure the redaction was performed using a tool that permanently removes the underlying data, not just covers it visually.

When in doubt, don't upload it. Copy only the text you want AI to see into a new document.
